Selamatkan bayi yang tidak berdosa!

Assalamualaikum w.b.t. Hi guys. I believe that almost everyone of us are now well-informed about the latest case of little Adam who was found dead at his nanny's house. What made it more tragic is he was found in the freezer. Can you imagine? A five months old baby in a freezer? I can't even stand properly in the i-City. How dare the nanny lied about Adam being kidnapped? So frustrating. How cruel has this world actually become?
Bercakap soal kejam. Sekarang ni terlalu banyak kes pembuangan bayi yang disiarkan di media-media sosial, muka akhbar dan melalui berita sendiri. Dibuang dari tingkat tiga, ditemui tepi longkang, malah bermacam tempat lagi. Seolah-olah masyarakat kita zaman sekarang ni dah tak ada nilai kemanusiaan dalam hati masing-masing dah. Mana rasa cinta yang kuat sangat masa buat anak tu? Didn't mean to cakap benda-benda yang tak senonoh. But this matter has become worse day by day.

Cuma, Mya masih bersyukur sebab masih wujud insan-insan yang berhati mulia yang sanggup tampil untuk menjaga anak-anak yang dibuang ni. Dan, seriously, I'm most grateful for the mother yang dah terlanjur, tetapi masih sudi nak menjaga anak yang dikandung tu, in spite of pandangan orang sekeliling yang sibuk nak membawang. Believe me. Setidaknya, mereka ni tak tersabit dengan dosa membunuh nyawa anak kecil yang baru hendak memulakan hidup atas dunia.
Kat Malaysia ni ada banyak NGO yang sudi tolong mereka-mereka yang tidak mahu menjaga anak yang baru dilahirkan. Malah pihak KPJ sendiri dah melancarkan 'baby-hatch' untuk masalah ini. Jadi, tolonglah jangan buang anak-anak ini merata-rata. Tolonglah bayangkan nasib pasangan yang dah bertahun kahwin tapi masih tak dikurniakan cahaya mata. Tolonglah fikirkan masa depan si anak yang mungkin jauh lebih baik bila dia besar nanti. Tolonglah jangan bunuh anak-anak ini.

Are you an expat looking to buy a house in Malaysia?

Hello beautiful people. Are you looking to buy a house in Malaysia as foreigner? There may be different types of property offering in the market. Be it a house for sale in Seremban or a private condominium unit in Penang, as a foreign expat, you will need to take note of the buying regulations and process to buy a house in Malaysia. But let’s be honest, Malaysia is such a beautiful country to stay on. Here are some tips and guides when buying a house in Malaysia. 

Buying a house in Malaysia

Before that, let’s define ‘foreigner’ in Malaysia. Based on the Economic Planning Unit (EPU) from Prime Minister’s Department of Malaysia, ‘foreign interest’ refers to associated group of interests or parties acting in concern which comprises: 
  • 1. An individual who is NOT Malaysian citizen
  • 2. An individual who is a Permanent Resident in Malaysia
  • 3. A foreign company or institution
  • 4. A Malaysian company or institution whereby the Parties stated in (1), (2) or (3) hold more than 50% of voting rights.
Let’s further list down the general guideline for foreign property buyers in Malaysia.
  • 1. Foreign buyers are allowed to buy freehold and leasehold properties.
  • 2. Foreign buyers are only allowed to buy residential or commercial properties priced above RM1million for peninsula Malaysia and RM350,000 for Sabah and Sarawak. Both type of properties can be purchased under a foreign individual’s name or company’s name.
  • 3. Foreigners are required to obtain consent from State Authority’s before gaining full ownership or transfer of the property which will take up to between six weeks to six months, depending on the states.

Properties that foreigners not allowed to buy

1. Land or properties that are built under the land designated as “Malay Reserve Land”. 
2. Low- and medium- cost properties determined by State Authority.
3. Properties that cannot be one which allocated for Bumiputera’s interest in any property development project as determined by State Authority.
4. Land which is deemed agricultural land except it is for commercial use with more than 5 acres.

For instances, the low cost housing programme, an initiative from Malaysia government for Malaysians where foreigners are not allowed to buy these properties although there are plentiful of low cost houses for sale in Seremban and Ipoh. Click here to check out a minimum property purchase.

However, don’t let this stop you from buying house in Malaysia. Malaysia government has an initiatives for foreigners to settle down in Malaysia, which is called Malaysia My Second Home programme (MM2H). With the intention to promote foreigners to reside and travel frequently to Malaysia unrestricted for extended period. The MM2H application for an individual is for a period of ten (10) years and it is renewable. 

There are benefits for foreigners staying in Malaysia with MM2H programme, one of it is added incentive. You are able to withdraw partial money you need to place in a fixed deposit account in Malaysia, a MM2H requirement. Starting from the second year of your stay in Malaysia, check here out for the benefits of withdrawing your fixed deposit to purchase a house.

Here comes the financing part for foreigners, Malaysian banks and foreign banks do provide loans to foreigners that finance up to 70% or 80% of the property price. Apart from giving out loans to foreigners who have work permit in Malaysia, there are some local and foreign banks who would lend to foreigners under the MM2H programme. New developments are easier to obtain financing as there are developers who have arranged with selected banks to offer loans to foreigners. Not sure which location to consider besides Kuala Lumpur? There are plentiful of new developments mushrooming further than Kuala Lumpur city centre to avoid residing in high density area, Seremban. Located 30 to 45 minutes drive away from KL bustling city by taking North South Highway with reasonable property prices. It’s an area with lower density and slower pace. There are new houses for sale in Seremban these days with the growing development, you’re definitely spoiled for choice when deciding your residential properties. If you’re more of a island person, Penang is the right place for you. Surrounded by the sea and a tiny island, it is no wonder the properties are booming over there. We can see there are always new development one after another in Penang. 

Nak belajar bahasa baru pun salah ke?

Assalamualaikum w.b.t. Entah macam mana hari ni terdetik nak menulis pasal belajar bahasa baru. Yelah. Bagi masyarakat kita sekarang ni, Bahasa Inggeris dan Bahasa Korea bukanlah satu bahasa yang asing dah. Kalau tengok kat mana-mana media sosial pun, budak sekolah pun sekarang dengan yakinnya menggunakan Bahasa Inggeris untuk bertweet dan sebagainya. Geng peminat KPop pun dengan rasa bangganya menggunakan tulisan Hangul dalam status mereka.
Sebenarnya, bagi Mya tak ada masalah pun. Ini petanda yang rakyat negara kita sekarang bersedia nak belajar benda baru. Tapi, the attitude of orang sekeliling yang pandang benda ni as karut bila you are someone who barely able to walk through the whole road. Kawan tu baru nak berjinak-jinak, baru nak pandai bercakap bahasa Inggeris. The others dah serang segala pronunciation and grammar, like they are so much better than the person himself. Lepas tu, terus kawan tu tak ada semangat nak belajar bahasa baru.

Nobody's perfect laaaa. Even if you stress so much on the grammar, tertinggal 'a' tak boleh, salah guna noun pun tak boleh, once you go to the country which use English as their mother tongue, orang kat sana tak ambil peduli pun. As long as apa yang awak nak cakap tu boleh difahami sudahlah. Don't downgrade others just so you can feel like you are better than anyone else. You were once a beginner too. Seronok ke perlekeh orang lain yang baru nak belajar?

Tapi, kalaupun pandai bahasa apa sekalipun, tolong consider orang sekeliling jugak. This one does matter too. Kalau dah orang sekeliling tak faham bahasa Inggeris or Korea tu, janganlah bersembang guna bahasa yang kononnya awak mahir sangat tu. Ini tidak. Mentang-mentanglah orang lain tak pandai, awak pi bantai guna jugak. Kononnya nak tunjuk hebat. Bila kena perli or marah, tahu pulak melenting. Well, salah siapa?

Ok done membebel untuk pagi ni. Entah macam mana boleh terkeluar segala benda ni. Padahal, bangun tadi, tetiba rasa nak belajar sign language untuk orang pekak dan bisu je. Lepas tu terus teringat nak tegur orang lain pasal ni. In case ada yang kata Mya sebenarnya cemburu sebab orang lain tu boleh berbahasa Inggeris or Korea dengan baik, maybe you need to learn more about me laaa. Cuma, nasihat Mya, be considerate. Assalamualaikum w.b.t. Happy weekends Mya ucapkan kepada semua pembaca yang masih setia di sini. Berapa banyak jemputan rumah terbuka yang sempat awak pergi sepanjang minggu ni? Kalau tiada, marilah berhuhu bersama-sama. Tapi, Mya sempat ke Cyberjaya sebenarnya semalam. Hati asyik kata nak ulang pergi ke kedai buku 24 jam, BookXcess Tamarind Square. Jadi akhirnya, selepas ambil kawan di Puchong, kami terus bergerak ke Tamarind Square, Cyberjaya. Apa yang best sangat dengan kedai buku BookXcess ni ye?

Kedai buku 24 jam pertama di Malaysia

Seperti yang semua orang sedia maklum, kedai buku BookXcess di Tamarind Square, Cyberjaya ni merupakan kedai buku pertama yang mengadakan konsep dibuka 24 jam 7 hari seminggu. Jadi, tak kiralah awak dating pukul berapa pun, kedai buku ini masih dibuka dan sedia menerima pengunjung. Apa yang lagi menarik, BookXcess turut menyediakan kerusi dan meja untuk awak yang nak stay kat sini. Oh ya, beserta Wi-Fi percuma untuk awak gunakan.

Yes, you can bring your laptop or tablet, or even your study group there, for as long as you want. However, ada pantang larangnya juga. Awak dilarang untuk bawa makanan dan minuman ke dalam ruang peribadi dan awam, walaupun ramai yang langar amaran ni. Ini adalah untuk menjaga kebersihan dan menjamin kualiti buku yang ada di sana. Cuba bayangkan. Sudahlah kedai buku ini membenarkan awak membaca buku yang ada secara percuma dan tanpa syarat, tapi awak tertumpah air pula di atasnya. It doesn’t sound nice, right. Jangan risau. Kalau awak nak cari minuman atau makanan sepanjang awak berada di sana, awak boleh ke convenirence store yang terletak di bangunan bersebelahan dengan kedai buku BookXcess ni. Bila ruangan café di kedai ini buka nanti, awak boleh berehat sekejap di situ. 
I love the fact yang harga buku di sini jauh lebih murah dari kebanyakan kedai buku lain. Mungkin kerana ada antara buku-bukunya sudah lama diterbitkan. Malah ada antara buku-buku yang terdapat di sini, tidak lagi dikeluarkan dan dipasarkan di mana-mana tempat. Tapi, what really matter is, Mya boleh dapatkan buku dari pelbagai topik yang Mya suka di sini. Be it design, architecture, travel, or even Avengers series, semuanya ada di sini. Cuma, mohon jangan minta buku keluaran DuBook atau Lejen di sini. Oh ya, buku-buku di sini semuanya dalam bahasa Inggeris. Jadi, jangan cuba tanya karya Siti Rosmizah atau Aii Fariza di sini ya. 

Bangunan Tamarind Square ni sebenarnya boleh juga dijadikan kawasan untuk bergambar. Jika awak parking di luar bangunan, awak boleh nampak barisan pokok yang cantik menghijau. Pergi ke hujung bangunan, awak akan nampak lanskap yang mana juga ditempatkan escalator untuk awak yang datang dari bawah. Untuk yang parker terus di hadapan kedai buku, awak Cuma perlu pandu lurus ke arah jalan keluar, dan awak akan jumpa kawasan escalator yang Mya maksudkan. 
So, kalau awak seorang pencinta buku macam Mya, sila-silalah merajinkan diri untuk ke sini kalau ada masa lapang. Barely regret it, fully in love with it. Mya pun dah sampai sini dua kali. Awak bila lagi? Kita lawan siapa lagi teruk masalah bibliophile: Beli buku banyak-banyak, tapi tak habis-habis baca. Yang ada di rak pun penuh sebakul belum berbaca, beli lagi sebakul. Haih.
